Kyle McDonough serves as Managing Partner and Co-Founder of Scottsdale, AZ-based Tower Capital, LLC. McDonough has been integral to Tower’s rapid growth since founding in 2015 when it arranged less than $100 million in financing to completing more than $550 million in financing originations in 2023, pushing total origination volume to $3.5 billion since inception. His vision has driven the firm’s expansion beyond its base in Arizona into California and Texas and facilitated the creation of a diverse platform and capital markets team capable of arranging debt and equity financing across the spectrum of commercial real estate assets from multifamily, industrial, retail, office, hospitality, land, self-storage and Build-to-Rent (BTR).
McDonough has spearheaded Tower’s emergence as a national leader in arranging financing for the development of BTR communities. The firm has closed more than $1.5 billion in BTR construction financing and joint venture equity for the creation of in excess of 7,000 units across more than 40 build-to-rent communities across the Sun Belt. The firm’s pipeline of projects spans multiple states including in Arizona, Texas, Alabama, North Carolina, Colorado, and Indiana.
McDonough and the Tower BTR financing team was selected as a 2024 Rainmaker in Debt & Equity by GlobeSt and has earned recognition for SFT BTR projects from IMN, Connect CRE’s Top Mortgage Brokers in 2023, and AZ Big Media’s Champions for Change. Additionally, the firm was recognized nationally as a 2021 Multifamily Influencer by Real Estate Forum Magazine and the firm is recognized as a Top 10 Capital and Finance Company by Ranking Arizona. McDonough is a strong believer in giving back to the community, currently serving on Phoenix Children’s Hospital’s PH50 committee. Additional community support includes such organizations as the Pearce Family Foundation, the Brokers for Kids (BFK), Boys Hope Girls Hope of Arizona, Gigi’s Playhouse, Teen Lifeline, Child Crisis Arizona, and Pappas Kids Schoolhouse Foundation.
Prior to founding Tower Capital, McDonough spent four years at Artemis Realty Capital, LLC where he served as Director and Member of the Investment Committee. While at Artemis, he assisted in launching a closed end fund, which provided short-term loans on commercial real estate assets in the Southwestern United States. While at Artemis, McDonough was directly involved in the execution of over $165 million in investments for Artemis, which included funding of over 6,500 value-add multifamily units in the Southwestern United States.
Preceding Artemis, McDonough served as Vice President at Merrill Lynch where he held a series 6, 63, 66, 7 and Life and Health Licenses. In addition to evaluating potential investments for his clients, he also originated construction and CMBS loans for Merrill’s debt platform. Earlier in his career, McDonough worked at New York Life providing long-term investment analysis, retirement planning and corporate benefits.
McDonough is actively involved with the Urban Land Institute (ULI) and National Association of Industrial and Office Properties (NAIOP). He earned a bachelor’s degree in Business Management from Arizona State University with an emphasis in finance, investments, and marketing.
